• Are you looking to purchase a pre-existing home or build your new home?
  We can help you find the perfect pre-existing home, or a great builder with whom to work and will show you all of their models and custom homes. We work closely with the most respected builders in all of the communities we serve. We will even help you with homes that aren't in the Multiple Listing Service and are being sold directly by the owner.


• Do I buy before I sell or sell before I buy?
  This can be confusing but if you are able to it is always better to sell first. That way you are in a better position negotiating with the seller of the house you want to buy. It is a complicated issue and every situation is different. If you do have a property to sell we will discuss it at our initial consultation.


• How much do our services cost you, the buyer?
  Absolutely nothing! Our services to you are 100% Free. That's right; our brokerage fee is paid as part of the cooperative commission already agreed upon by the seller and his listing agent. This is a common practice in our industry and ensures that you will see all the listings on the Multiple Listing Service.


• Do I need a home warranty to protect myself when I buy a home?
  You may not need a home warranty; however you will receive a FREE 1 year home warranty with your home purchase as a token of our deep appreciation of the trust you place in us. Your peace of mind is our first priority.


• What type of mortgage will best suit my family's needs?
  If needed, our preferred lenders can help you navigate the sometimes complex world of mortgages and help you pick the best loan package for your family and situation. It is always their goal to show you the options and help you decide which loan program will best fit the needs of your family.


• How do I know I'm working with a knowledgeable home inspector?

• Who represents me at the closing? Do I need an attorney?
  In Illinois a buyer is not required to have an attorney represent you at a closing. We strongly suggest that all buyers be represented by a competent real estate attorney to ensure that your rights are protected. • How are the school systems rated in the communities in which you are interested?
